Watsonville is located 95 miles south of San Francisco at the southern end of Santa Cruz County, covers 6.6 square miles, and has a population of approximately 52,000 residents. The local Realtor MLS defines Watsonville as MLS Area 56, but the price trends in the area follow with the Amesti (MLS Area 54) and College Road (MLS Area 55) regions which are currently located in unincorporated Santa Cruz County.
